A proper place for parents to live, a grown child to start out, or a tenant whose rent helps with the mortgage. We build second units and in-law suites with their own entrance, kitchen and bathroom, planned from the first visit to be registered with the City.
What this usually includes
A second unit anywhere in the GTA needs a building permit, proper fire separation, a safe way out and a final inspection before the City will register it. We plan for all of it from the first visit, and we will tell you plainly if a basement cannot meet the requirements as it stands.
- A separate entrance, through a side or rear door where the house allows
- A kitchen with cabinetry, counters and appliance hookups
- A full bathroom with a shower or tub
- Bedrooms and living space, with egress windows where required
- Fire separation between the units, and smoke and carbon monoxide alarms
- Electrical, plumbing and heating by licensed trades, with the inspections they need
- Drywall, flooring, pot lights and paint to the same standard as the rest of the house

Basements: common questions
Do you handle the permit and the City registration?
We tell you at the estimate what your basement needs to meet the Building Code and the Fire Code, build the permit application and the inspections into the schedule, and hand over a unit ready for registration. The registration itself is in the homeowner's name, and we walk you through what the City asks for.
Is there financial help for building a suite?
There may be. The federal Canada Secondary Suite Loan Program and the Multigenerational Home Renovation Tax Credit both exist to help families add a self-contained unit, each with its own conditions. We are a contractor, not a lender or an accountant, so confirm the current rules with the program or your bank before you count on them.
Do you also finish basements that are not apartments?
Yes. Family rooms, home offices, a gym, a playroom, or a guest bedroom with its own bathroom. The same approach applies: a written estimate first, licensed trades for the electrical and plumbing, and a permit where the work needs one.
How long does a basement apartment take?
It depends on the size of the unit, whether there is already a separate entrance, and how quickly the permit and inspections move. Kumail gives you a realistic schedule with the estimate and keeps you informed as the job runs.
