The build
Kumail runs the site day to day. Electrical, plumbing and heating work is done by licensed trades he works with regularly.
Final walkthrough
We walk the finished space with you, room by room, and anything that is not right is fixed before we call the job done.
Custom homes: common questions
Do we need drawings before we call?
No. If you have drawings, bring them. If you do not, Kumail will tell you at the first visit what the house needs before a permit can be applied for and who needs to be involved, so you know the steps before you spend anything.
Can you add a second storey to our bungalow?
Yes. The foundation and the ground floor are checked first, because they decide what the house can carry, and the permit drawings follow from that.
Can you rebuild on the lot of our current house?
Yes. A rebuild keeps what is worth keeping, sometimes the foundation, sometimes the brick ground floor, and replaces the rest. Kumail walks the property with you and tells you what the lot allows before anything is decided.
Can a custom home include a legal basement apartment or an in-law suite?
Yes, and planning it into the house from the start is the simplest way to get one. The separate entrance, the fire separation and the ceiling height are designed in rather than fitted afterwards.
How is the price set on a job this size?
